Real estate agency website: search and listings that sell
Sunday evening. A couple is looking for a two-bedroom rental in Belgrade.
They open ten platforms. Everywhere they see the same listings, pulled from the same database. Rarely can they filter exactly what they need — two-bedroom, up to 500€, Vračar or Savski Venac, furnished, no commission. They’ve been at it for an hour. Tired. Tomorrow is Monday, a new work week.
The agency that shows them in the first 30 seconds an advanced filter and 3–5 matching listings — wins the contact. The agency that shows them a generic “newest” listings feed — loses them.
Why a generic real estate platform doesn’t work
Large platforms (Nekretnine.rs, 4zida.rs, Halo Oglasi) have millions of listings but are generic — they don’t adapt the search to you. A small agency can make a difference by adding: focus on a specific zone (e.g., Vračar only), verified listings (agent has been on-site, photos are real), fast response.
An agency site isn’t a copy of the big platforms. It’s a focused offer — fewer listings, but verified and with deeper information.
Mistake #1: “Our site just has a list of listings”
A list without filters = useless list. A buyer looking for a two-bedroom up to 500€ on Vračar doesn’t scroll through 200 listings to find that one. They use a filter or leave.
Mistake #2: “Listings are pulled from MLS, not verified”
A common Serbian practice: agencies pull listings from shared databases without verifying. Photos are bad, prices outdated, properties unavailable. A buyer who calls about a listing and hears “that apartment was rented out 3 days ago” — doesn’t call again.
Mistake #3: “We don’t have a neighborhood filter, only by district”
Belgrade has neighborhoods within districts. Vračar is a large district, but buyers pick Crveni Krst, Vračar Center, Mali Vračar — the neighborhood distinguishes them. Without a neighborhood filter, buyers can’t narrow the search.
What a real estate agency website must have
1. Advanced search and filters
Minimum: property type, transaction type (sale/rent), zone/neighborhood, price (from-to), area (from-to), number of rooms, furnished/unfurnished, floor. Filters must work in real time — criterion changes immediately update the list.
2. Detailed listing view
Every listing: gallery of 8-15 photos (high resolution), floor plan if available, description of minimum 200 words, technical details (year built, heating, elevator, parking), price with commission note, direct agent contact (no form).
3. Featured listings on the homepage
3–6 highlighted listings the agency visibly promotes. These are verified, top-tier location or urgent sale — listings the agency stands behind. Signals to the buyer “the agency backs these listings.”
4. Map with listing markers
Google Maps or Mapbox integration — buyer sees where each listing is. Filter works with the map (area restriction by dragging).
5. Agent profiles with contacts
Every team agent: photo, name, specialty (residential, commercial, luxury), phone, WhatsApp, email, active listings count. Client knows who they’re talking to directly.
6. Mobile site speed under 1.5 seconds
Real estate is browsed on phones, often on the move (after a viewing, between meetings). Images are heavy — AVIF optimization is mandatory.
7. Save / Favorites functionality
Buyer can save listings they like without registration (local storage) or with quick registration. On return, they see their list without re-searching.
Real estate website cost — from €900 to €2,200
A real estate platform cost depends on the number of listings the site displays, search complexity, and whether the agency enters listings manually or the site connects to an MLS system.
The BUSINESS package at €900 covers a smaller agency with up to 100 listings, advanced search by zone and property type, a map with listing markers, agent profiles with contacts, mobile optimization under 1.5 seconds, and Google Business Profile setup. Suitable for a new agency or a boutique focused on a specific segment (luxury, new construction, commercial property).
The PRO package at €1,800 adds a customer panel with “Saved listings”, new-listing notifications for a chosen zone via email, advanced listing comparison view, Google Maps Street View integration for each property, and a multilingual version (SR + EN for foreign clientele and diaspora buyers).
The E-COMMERCE package at €2,200 is for larger agencies with over 500 listings and full MLS integration. It includes API connection for automatic listing updates, a system for managing commissions and partner communication, advanced per-listing analytics (views, clicks, contacts), and CRM integration for client tracking.
What the base price does not include: professional property photography (with drone footage, €100-300 per property), 360° virtual tour (€200 per property, optional but increases conversion 30-40%), listing description copywriting (€30 per listing), and monthly maintenance (€50-150/month, optional).
SEO for real estate — clients find you before competitors
A client picking a property explores 5 to 10 platforms in parallel (HaloOglasi, Nekretnine.rs, 4zida) — your site must be easier to search than they are. SEO for a real estate agency website has three layers that must work together.
Local SEO and Google Business Profile. A client searches “apartment for sale Vračar”, “rental apartment Novi Beograd”, “house Banovo brdo”. An optimized GBP with the agency address, premises photos, agent profiles, and collected client reviews places you in Google Local 3-Pack for local searches. The Local 3-Pack delivers 30 to 50% of contacts for real estate agencies.
Schema markup for individual listings. Each listing gets a RealEstateListing JSON-LD schema with price, square footage, room count, address, and photos. Google displays this data directly in search results (rich snippets), which boosts CTR by 25-40% compared to plain organic results.
Long-tail keywords for specific buyer profiles. The generic “apartment Belgrade” is too broad and faces strong competition from major portals. Long-tail variants like “three-room apartment block 65 up to 200000 euros” or “house with garage Petrovaradin new construction” have 10 to 20 times less competition, with high conversion because the buyer already knows what they want.
